1. Insuring the building on block policy
2. Maintaining bank accounts for the project
3. Arranging services including cleaning communal areas, landscape gardening, window cleaning etc.
4. Arranging for day-to-day repairs as necessary.
5. Preparing budgets for long-term maintenance i.e. external redecoration of communal areas, major repairs and the maintenance of a sinking fund.
6. Invoice and bank reconciliation.
7. Maintaining records for the project.
8. Preparation of annual accounts for audit on behalf of the project if registered as a Limited Company.
9. Preparing a budget for the project on an annual basis and agreeing with the owner's service charges levels etc.
10. Collection of service charges and ground rents from residents.
11. Keeping residents informed of service charge expenditure throughout the year.
12. Endeavouring to enforce the covenants of the lease granted by the landlord.
13. Carry out any necessary procedures to assist in the conveyance of flats.
14. Organise and attend the AGM and other meetings as requested by the residents or Directors.
15. Inspect premises regularly making sure they comply with Health & Safety issues and doing risk assessments.
16. Continually strive to improve our service.

We can undertake the obligations and difficult management issues on our behalf. All savings are passed directly to the owners after deduction of our fees. You can remove the stress of managing your property and remain in control of your homes and the impact of our fees can be kept to a minimum due to the savings we can make on your behalf. If you are currently unhappy with the service being provided by the Lessor we can arrange to take over the management to ourselves or any other agent.
